Further HIPs Update

29 August 2007

HIPs are here!

As of 1 August, 2007 every home put on the market with four or more bedrooms needs a Home Information Pack ('HIP'). The HIP includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title.

On 17 August, the Government announced the next phase of the roll-out of HIPs. This means that homes with 3 or more bedrooms marketed for sale from 10 September will require a HIP.

No timetable has yet been announced in respect of smaller properties. Further information will be posted as and when it becomes available to us.

The present position is that, until 31 December, 2007, properties can be marketed as soon as a HIP is commissioned and, as a temporary measure, the Energy Performance Certificate can be up to 12 months old when a property is put up for sale.

Harris Cartier LLP can assist with the provision of a HIP. If you wish to discuss this further, please contact Elaine Gates or a member of her team on 01753 774010 or by email at egates@hclaw.co.uk.
